General Terms & Conditions

Dear guest, before booking this property, please take a moment to read the host's general terms and conditions (GTC) below carefully. When you book the property, these GTC become part of the accommodation contract concluded between you and the host.

1. Conclusion of the accommodation contract / services

(a) With your booking, you make a binding offer to the host to conclude an accommodation contract. You are bound by this offer until the host's confirmation or rejection in text form, in particular by e-mail or via the booking system. After booking, you will receive an electronic booking confirmation; the accommodation contract comes into effect upon its receipt.

(b) The booking can be made verbally, in writing, by telephone or electronically (online booking, e-mail).

(c) Only the descriptions, images and price information in this property description are decisive for the services to be provided.

(d) If the host submits a special offer to the guest at the guest's request, this constitutes a binding contractual offer from the host to the guest. In this case, the contract is concluded if the guest accepts the offer within the stated period without changes.

(e) Non-binding reservations from which the guest may withdraw free of charge are only possible by express agreement with the host.

2. Payment

The remuneration is due at the time specified during the booking process.

3. Withdrawal / cancellation

Free cancellation is possible up to 14 days before arrival.

For cancellations less than 14 days before arrival, the host may charge 50% of the total price.

In the event of no-show or cancellation on the day of arrival, the host may charge 100% of the total price. The decisive factor is the time the cancellation is received by the host.

The guest is entitled to prove that the host incurred no damage or substantially less damage. The host is entitled to prove a higher damage.

4. Arrival and departure

(a) The guest may move into the accommodation no earlier than 3:00 pm on the day of arrival, unless otherwise agreed.

(b) Departure must take place by 11:00 am at the latest on the day of departure, unless otherwise agreed. In the event of late departure, the host may demand appropriate compensation.

(c) On departure, the guest must leave the accommodation broom-clean. "Broom-clean" means rough cleaning with a broom: the guest must sweep through, remove coarse dirt and food scraps from the kitchen (German Federal Court of Justice, VIII ZR 124/05H). The bins do not have to be emptied.

5. Defects

(a) The guest must use the accommodation only as intended and treat it with care.

(b) Bringing pets is permitted only with the host's prior consent.

(c) The guest must notify the host immediately of any defects or disruptions and request a remedy. The guest may only terminate the contract in the event of significant defects, after first setting a reasonable period for remedy, unless this is impossible or refused by the host.

(d) Termination by the guest is also permitted if continuation of the contract is objectively unreasonable for the guest.

6. Liability

(a) The host is liable without limitation for intent and gross negligence as well as for injury to life, body or health.

(b) In the case of slightly negligent breach of material contractual obligations, the host is liable only for the foreseeable damage typical of the contract.

(c) Otherwise, liability is excluded to the extent permitted by law.

(d) The host is not liable for information on prices and services that are recognisably arranged merely as third-party services.

7. Final provisions

(a) German law applies to the contract.

(b) If the guest is a merchant, a legal entity under public law or a special fund under public law, the exclusive place of jurisdiction is the host's registered office.

(c) Towards consumers, the statutory places of jurisdiction apply.

(d) The above provisions do not apply insofar as mandatory consumer-protection rules of the European Union or of the state in which the guest has their habitual residence conflict with them.
